  • A property inventory document is a report that records in detail the precise condition of the property along with its contents. This aids a transparent relationship between the asset owner (private landlord) and the tenant.

    Most importantly though, if any disputes took place at the end of the tenancy, then the landlord has a legally binding inventory report that can prove that damage or issues had taken place during the tenancy.

    Without an inventory, it is very difficult for a landlord to provide any evidence of supposed wrongdoing by the tenant.

As part of our services, we offer to inspect your rented property and assess the condition and cleanliness during the tenancy. This allows us to be able to provide you with a report detailing any issues or concerns with the property.

    This is a particularly great option for landlords living abroad.

  • Some landlords believe a check in and check out inventory is all that is needed. For added protection, an interim inspection can be a great option. Interim inspections can highlight issues that could potentially become wider problems further down the road.   • Links to the gallery are embedded in your PDF report. All you have to do is open the report on a laptop or desktop computer, click on an image and you will be taken to your gallery.

    Images are available for download 24/7.

  • All reports and corresponding photography are stored securely on our internal systems and encrypted backup. Access to images is available through your report. If you have misplaced your report you can request a new copy be sent here.

  • The property inventory is carried out just before your tenants move in, ideally after the property has been cleaned and prepared. This results in up to date photos and minimal disruption to the tenant’s experience. If you have particular circumstances you wished to discuss, then please contact us now.

  • The full inventory that was taken before the check in will be referred to when the final inventory check out inspection takes place. Any differences will be noted down, with photographs and Witten descriptions used to evidence any problems.

    Depending on the condition of the property, the landlord can then either return the tenant’s deposit or raise a dispute with the report as evidence.
