  • A full inventory consists of an overall survey of the property with closer inspection of all fixtures, fittings, furnishings and contents to provide a comprehensive report on the current condition and cleanliness.

    We use a simple system of colours and keywords alongside detailed item descriptions to ensure clarity across all reports and avoid any confusion between landlord, agent and tenant.

    All inventory reports make use of high-quality photography to allow for easy before and after viewing of rooms and contents and meter readings are taken and recorded for all utilities as standard.

    The majority of the report is completed on-site to ensure a quick turnaround and same-day PDF delivery directly to your inbox.

  • During a Check-In all areas of the property will be walked through with the tenants to confirm the condition and cleanliness of both the property and contents. Any amendments, if necessary, are conducted on-site to allow for a quick turnaround on the report.

    While conducting the walkthrough of the property all the smoke alarms will be demonstrated as working along with any other safety features, where applicable.

    We utilise a paperless check-in system with a quick and efficient digital signature, this allows for a seamless transfer of keys to the new tenants.

  • Similar to the initial inventory report, the interim report will consist of a thorough review of the condition and cleanliness of the property as a whole and any areas that may, or have, received wear and tear.

    This report can then be placed alongside the original report so a quick evaluation can be made as to the condition of the property and whether the tenants are complying with the tenancy agreement.

    These reports can be conducted at different intervals from monthly to yearly and through W.E.I. they can also be conducted alongside our wide range of compliance tests to ensure all aspects of the property are up to date.

  • When we compile a Check Out report we check the current condition of the property against the original report and or any interim reports.

    Every item on the original report is thoroughly examined for condition and cleanliness and all findings are updated in the new report. By using the previous reports we can evaluate if the items have been subjected to fair wear and tear and if anything is missing.

    Final meter readings will also be collected and added to the report alongside key collection and digital tenant signatures (if necessary).

    As with all other inventory reports the Check Out report will be completed and sent as a PDF soon after the on-site completion.
